A Big Land-Use Call Heads to the Zoning Board This is a bigger week for Port St. Lucie than it might look at first. A developer wants to rezone 203 acres off West Midway Road near I-95 — 174 acres for a data center, 26 for a hotel and retail — on land once slated for the Koa Bay Surf Park before that project fell through. It goes before the Planning and Zoning Board on September 17, and it’s the kind of decision that will shape western PSL for years, so it’s worth knowing before that meeting, not after. On the tax front, the $24 million Waste Pro settlement credits we told you about last week are now actually landing on 2026-2027 bills — up to $364 back for longtime residents. Add in the city’s Community Conversations sessions on the November ballot, a call for local artists, and a full slate of weekend events, and there’s a lot to get through. | The lead story this week |  203-Acre Data Center Proposal Heads to the Zoning Board Sept. 17 Willow Lakes LLC wants to rezone 203 acres off West Midway Road near Interstate 95 — 174 acres for light-industrial use to make way for a data center, plus 26 acres for general commercial development like a hotel, gas station, and restaurants. The site isn’t new to big plans: it was originally lined up for the Koa Bay Surf Park Community before that developer couldn’t raise the capital to build it. The pitch leans on what’s already there: existing FPL transmission lines run through the property, and a man-made lake on site could support a closed-loop cooling system for the servers. The rezoning application goes before the Planning and Zoning Board on September 17 — and even if it’s approved, the eventual data center operator would still need to clear a separate site plan review before anything gets built. Not everyone’s sold. Nearby resident Parker Whiteside told reporters she “hates that idea” for a stretch of the county she chose for its quiet, open character. City Commissioner Michael Broderick says he’s open to it, but only if the developer can show no impact to groundwater, no bump in residents’ power costs, and no noise pollution. Worth watching how those conditions get tested at the September 17 hearing. Crews restarted the pumps with a backup generator, the spill stopped within about 80 minutes, and the area was disinfected with lime.
